Twin Cities Housing Market Update: Why 2026 Is Becoming a Healthier Market for Buyers and Sellers

Every month, we’re flooded with headlines telling us the housing market is either booming or falling apart. The truth is almost always somewhere in between. That’s why I spend less time watching national news and more time studying what’s happening right here in the Twin Cities.  Excited to share a mid year Twin Cities real estate market update!

After reviewing the latest Minneapolis Area REALTORS® data, one message stands out.  The market isn’t getting easier. It’s getting healthier.  Buyers have more choices than they’ve had in several years. Sellers are still benefiting from strong demand.

Home prices continue to rise, but at a pace that’s much more sustainable. Instead of a market that heavily favors one side, we’re seeing conditions move toward a healthier balance, and that’s good news whether you’re buying, selling, or simply keeping an eye on your home’s value.

2026 Mid Year Twin Cities Real Estate Market at a Glance

The latest rolling 12-month statistics paint the picture of a market that’s growing steadily.

  • New Listings: +3.8%
  • Closed Sales: +1.1%
  • Median Sales Price: $395,000 (+1.9%)
  • Average Sales Price: +2.2%
  • Housing Supply: 2.8 Months
  • Average Days on Market: 49 Days

What I’m Seeing

One thing I like about these numbers is that they show a market returning to a healthier rhythm.  A few years ago, buyers often felt like they had minutes to make a decision.  Multiple offers were common, inspections were frequently waived, and many families simply couldn’t compete.  While that still exists today in some pockets, the market feels different.

Inventory is slowly improving, giving buyers more opportunities and a little more time to make thoughtful decisions. At the same time, demand remains strong enough that sellers continue to see excellent results when their homes are priced correctly and presented well.  To me, that’s exactly what a healthy housing market should look like.

What Buyers Should Know

If you’ve been waiting for the market to settle down, this may be the opportunity you’ve been hoping for.  While we’re still in a seller’s market, buyers have gained something they haven’t had in a while: options.  More available homes mean you can compare properties, negotiate when appropriate, and make decisions based on what’s best for your family instead of feeling pressured to act immediately.

That doesn’t mean great homes aren’t selling quickly.  They are. It simply means today’s buyers have a better chance to purchase confidently instead of competitively.  I’ve sold several homes in the past few months in multiple offers because my seller’s did the work on the front end to get their home ready to sell.

What Sellers Should Know

A healthier market doesn’t mean a weaker market.  Homes continue to sell, and values continue to appreciate. The difference is that today’s buyers are more selective. Pricing strategy matters more than it did two years ago. Proper preparation, professional marketing, and realistic pricing have become the difference between a home that sells quickly and one that sits on the market.

The good news is that well-prepared homes are still receiving strong offers, proving that buyers are absolutely willing to pay for homes that are priced appropriately.

Local Spotlight: Bloomington

As you know, I love Bloomington and lived there for 10 years.  I continually work in that area and know it well!  Here’s a specific look at what’s happening in Bloomington through the first half of 2026.

  • Closed Sales: +7.3%
  • Median Sales Price: -0.9%
  • Average Days on Market: 37 Days
  • Original List Price Received: 99.5%

Bloomington continues to attract motivated buyers. More homes are coming on the market, more homes are selling, and sellers are still receiving nearly full asking price.  That tells me buyers remain confident in Bloomington, especially when homes are well-priced and move-in ready.  

Local Spotlight: Woodbury

My family and I have lived in Woodbury for 4 years now, so I keep a close eye on this market and love doing business close to home!  Woodbury tells a slightly different story, and that’s exactly why local market knowledge matters.

  • Closed Sales: -4.5%
  • Median Sales Price: -2.2%
  • Average Days on Market: 52 Days
  • Original List Price Received: 98.1%

At first glance, those numbers may seem concerning, but they don’t tell the whole story.  Homes are still selling in less than two months, and sellers continue to receive more than 98% of their asking price. Buyers have gained a little more negotiating power, but quality homes that are priced appropriately continue to find buyers.  To me, this reflects a market becoming more balanced rather than one that’s slowing down.

What does the rest 2026 look like?

I expect the remainder of 2026 to bring more of what we’re seeing today. Home prices should continue appreciating at a sustainable pace, inventory will likely improve gradually, and buyers should continue gaining a little more flexibility without taking away the strong fundamentals that continue to support our local housing market.

That’s good news for buyers.

It’s good news for sellers.

And it’s good news for the long-term health of the Twin Cities housing market.
